Q. What if I am currently listed with a Real Estate Company? Call us any time to begin the process. Our new listing can begin the moment your current listing contract expires or is canceled. The paperwork can all be done ahead of time so you don't lose any time at all.
Q. Can I get out of my current Listing Contract early? That is entirely up to you and your current listing Broker. If you request an early termination they must grant it to you. If you have cause for termination they may agree to terminate and do so in writing. In this case we can begin your new listing immediately. Without cause they may try to hold you to the contract. In this case you will need to speak to an attorney before beginning the process with us.
Q. How long does it take for my new listing to appear in the MLS? Generally speaking, your listing will appear in the MLS within 24 hours and on all the other websites the next day. Sign installation takes 1-3 days depending on where you are on their route.
Q. How do I handle Contract Negotiation and Closing Preparation? You are welcome to handle the entire process on your own or with an attorney. Free forms are available on our website for you to use at your convenience. Contractual paperwork and closings paperwork can be done by a Title Company and/or Attorney for $800-$2,000.
However, most Sellers takes advantage of our Contract and Closing Package. For $749.00 we will handle the entire process for you including the closing preparation.
Q. What's the difference between "Full Service" and "Limited Service"? In the eyes of the MLS and Realtors Association the difference is determined primarily by whether or not the Listing Broker sets up showings, presents and negotiates the Offer to Purchase, and coordinates the closing.
Most Flat Fee companies are considered "Limited Service" because they don't perform one or more of those duties. If you choose the BadgerlandByOwner Contracts and Closing Package you will be considered "Full Service" in the MLS.
Q. Do Realtors show "Limited Service" listings to their Buyers? Theoretically they should. In fact, according to the Realtor Code of Ethics they are required to. But in reality the MLS has made it easy for them to weed those properties out of their Buyer searches. While experience tells me that most agents do what's in the best interest of their Buyers, I think we all know what sometimes happens in reality.
Fortunately, when you choose the services of our Contracts and Closing Package you become a "Full Service" listing in the MLS. Right or wrong it's the best way to go.
Q. What is the Multiple Listing Service (MLS)? The REALTOR® MLS is the primary database used by Realtors® to market and sell property. The MLS is an exclusive database of all of the properties "listed" for sale in the regional area of coverage. This database is generally owned and used exclusively by REALTORS® and provides them with information about all of the available properties for sale. REALTORS® use this system to cooperate on the sale of each other's listed properties and share in the commissions.
By using BadgerlandByOwner.com's services you agree upfront to a commission payable for the "procurement" of a Buyer - but only if a member REALTOR® procures the buyer.
Q. Is the MLS the best way to sell my home? The MLS is statistically, by far, the best way to sell your home. The MLS accounts for roughly 75%-85% of home sales nationwide and is probably the most effective form of advertising used.
Q. Will Realtors® show my home if it's not listed in the MLS ? Possibly. Realtors® typically have a lot of homes to show their buyers that are listed in the MLS. The advantage of MLS listings for Realtors® is that compensation to them has been predetermined. In order for a Realtor® to show your non-MLS property they have to either negotiate a contract with the Seller ahead of time or have an Agency Agreement with their buyer. Either way, it's an extra step in the process that may not be taken.
Q. When I list with BadgerlandByOwner.comwill I have to pay any commission when my house sells? BadgerlandByOwner.com has a "Variable Commission Plan". If a Realtor®/Broker outside our office procures your buyer, their Broker will be paid according to your predetermined "Co-Broke" commission stated in the MLS. Historically, The Realtor® Co-Broke commissions have ranged between 1% and 3% of the sales price. In addition, BadgerlandByOwner.com collects only $99 from you at closing.
Q. When I list with BadgerlandByOwner.com , and sell my property to a buyer who is not procured by a Realtor®, will I owe any commission? If you procure the buyer for your property you pay only $99.00 additional commission to BadgerlandByOwner.com, LLC.
Q. What if a buyer calls me or stops by the property with questions and later wants a 2nd showing through a Realtor® or submits an Offer prepared by a Realtor®? Keep good notes on who you talked to or showed the property to and when. If you can prove that you discussed the property or showed the property to the Buyer first you have a legitimate claim to procuring cause.
You may also want to let that Buyer know upfront that you have a "Variable Commission Plan". Tell them that you can avoid higher commissions on the sale if there is not another Realtor® involved. Both parties may benefit in this case.
Q. How long is my BadgerlandByOwner.com MLSListing Agreement? Your BadgerlandByOwner.com MLS Listing Agreement can be as long or as short as you want - most Sellers choose 6 months. You may cancel your listing in writing at any time. Should we reach the expiration date of your contract with us you can extend another 6 months for FREE. Unlike many other companies, we do not charge an extension fee.
Q. Once listed, how can I view my MLS listing? After the listing contract has been signed we will email you a copy of the MLS sheet as input by our staff. This is the best time to make changes or corrections. You may also go to either Realtor.com or WiHomes.com to view their version of your MLS listing.
Q. Must I use a Lock Box? No.It is not necessary to use a lock box. However, a lock box can make access to your home more convenient for you, the Realtor®, and the buyers. A rental lock box is included with our Contracts and Closing Package.
Q. Can I use my own interior/exterior photos for the MLS? Absolutely. In fact, we strongly encourage you to take picture well in advance of your listing. Both interior and exterior digital photos can be emailed or uploaded directly to us.
Q. Can BadgerlandByOwner.comhandle buyer calls and showings for me? YES - Just upgraded August 12th, 2008, our Contracts and Closing Package now includes showing set up though AccuShow.comPDF. All Realtors will be directed to call the AccuShow showing desk. Individual buyers (without Realtors) will call you directly.

You will however have additional closing related charges such as the State of WI Transfer Fee, Title Insurance, miscellaneous closing prorations, etc. These fees can be detailed for you by a title company, attorney, or our staff.
Q. How do I get the free real estate forms you provide? The BadgerlandByOwner.com website has a "Forms" link which will give you access to most State of Wisconsin approved forms. You may download as many of our included forms as you need to complete your real estate transaction. Visit or Resources page for links to other suppliers of Approved Forms or contact your attorney.
Q. What if I want to add a Virtual Tour or link to my own web page? In our "Resources" section there are reputable companies that will do a Virtual Tour for you. You may also link to another website with additional property information/photos. Either way just email us the link and we will add it to your MLS listing.
